  • Joel Dixon

    Managing Director, Partner

    Joel Dixon is a new development design and marketing specialist with a key focus on luxury branded residential and hospitality offerings. As co-founder of DOPIO, he partners with developers to optimize every phase of the project lifecycle—from early visioning and programming to design execution, positioning, and market readiness. His methodology is grounded in four key pillars: maximizing long-term asset value through integrated design and market strategy, ensuring functional and programmatic clarity, increasing operational efficiency, and elevating the overall appeal and competitiveness of each project. 

    With over 15 years of experience at the intersection of architecture, design, real estate, and branding, Joel has helped shape some of the most successful developments of the past decade. He most recently served as Head of Planning & Design at SERHANT, where he was instrumental in the design and debut of JDS’s Mercedes-Benz Places Miami. Prior to that, he managed design and pre-development marketing at Witkoff, contributing to the successful launch of two record-breaking Auberge-branded properties—The Shore Club Private Collection and Shell Bay Golf Club. Earlier, during his five-year tenure at Compass, he founded and led the Planning & Design Division within their Development Marketing Group, collaborating closely with hospitality leaders like Four Seasons and Ritz-Carlton/Marriott. Joel started his architectural career designing a diverse collection of mixed-use projects for developers throughout the U.S. and East Asia. During this time, he also co-taught courses at the Harvard Graduate School of Design and the Boston Architecture College.

  • Annie DiBella

    Creative Director, Partner

    Annie DiBella is an expert architectural project director and design professional with over a decade of experience in residential, hospitality, and mixed-use development. Known for her ability to bridge creative vision with execution, she brings a hands-on, detail-oriented approach to each phase of the project lifecycle—from early programming and design through construction and final delivery. As co-founder of DOPIO, Annie partners with clients to provide strategic design consulting, helping to shape projects that are as thoughtful and functional as they are visually compelling.

    Her experience spans both boutique and large-scale developments. Most recently, Annie served as a Senior Architectural Project Manager at Welcome Homes in New York, where she led model development, consultant coordination, and value engineering efforts. Prior to that, she spent nearly six years at Hite Construction managing luxury private residential projects, overseeing everything from client engagement and budgeting to site coordination and contractor communication.

    Earlier in her architectural career, Annie designed a diverse portfolio of projects including luxury condominiums, hotels, and retail. Her work involved design development, real estate analysis, material studies, and creating high-impact visuals to support project approvals and marketing.

  • Sarah Morgan

    Chief Strategist, Partner

    Sarah Morgan is a senior marketing strategist with nearly 20 years of experience overseeing sales and marketing for high-profile residential and hospitality developments across the U.S. As a strategic partner at DOPIO, she advises developers on full-cycle go-to-market strategy—from brand positioning and launch planning to sales absorption and revenue optimization. Her work is grounded in deep product knowledge, a command of the luxury buyer mindset, and a proven ability to align vision with market execution.

    Before DOPIO, Sarah served as Head of Marketing at both SHVO and Aspen Hospitality Group, where she led all sales and marketing initiatives across a national portfolio of ultra-luxury record breaking assets. Her projects included Mandarin Oriental Residences Fifth Avenue, Transamerica Pyramid, and Rosewood The Raleigh Miami Beach, among others. Previously, she held director roles at HFZ Capital and Compass; and started her career at Silverstein. At HFZ and Compass, she launched and managed marketing for The XI (One Highline), Four Seasons Downtown, The Belnord, 11 Beech, Foster’s 100 E53, and Tadao Ando’s, 152 Elizabeth.

    Sarah’s experience spans some of the world’s most prestigious hospitality and branded residential names, including Four Seasons, Rosewood, Mandarin Oriental, and Six Senses. Having worked across brokerage, brand, developer, and operator platforms, she brings a uniquely comprehensive perspective—and a track record of delivering strategic, market-responsive campaigns that drive absorption, elevate brand equity, and support long-term asset value.
